How
do your leasing contracts compare to others?
This
is a common question. Our leases are very competitive
and are driven by economic supply and demand.
However, there is room for negotiation based upon
your rental history and definitely your credit
score.
What
are the leasing terms / commitments?
Our
leases are 1-3 year commitments with over 90%
being 1 year agreements.
What
if my credit is not stellar?
No
worries… Whether your credit score is in
the low 500’s or as high 700’s, we
will make recommendations – even if it means
helping you to establish and set a plan for leasing
at a later date; or even connecting you to other
relationships to buy and forgo leasing all together!
How
much of a deposit is required for property lease?
The
typical deposit for a lease agreement is usually
one month’s rent. This could be lower or
higher based upon your credit report, pet deposits,
additional amenities and overall lease negotiations.
Are
pets allowed?
Yes,
pets (dogs/cats/fish/birds – domestic caged
animals) are allowed and the pet deposit is $150
per pet or a collective $300 for a maximum of
3 pets. There will be an additional fee/surcharge
for exotic animals as well as rights revoked based
upon HOA guidelines and the discretion of Brownchild
Enterprises.
Are
utilities, electric, water, trash/sewer and landscaping
maintenance included?
No.
Utilities, electric, water, trash/sewer, and landscaping
maintenance are the responsibility of the tenant.

amenities are offered?
Depending
upon your subdivision your lease agreement applies
too, there are many great amenities such as olympic
size pools, fitness center, tennis/basketball
courts, putting green and event/activity facilities.

do I need to tour?
We
require a government issued driver’s license
or state I.D..
What
appliances are provided?
Apartments
are furnished with a washer and dryer, water softener,
stove, microwave, refrigerator, & dishwasher.
What
if I want to break my lease early?
You
are required to give a minimum 45-day notice and
will be charged an early termination penalty fee
per your lease agreement. You will also be required
to pay back any concessions you have used, if
any. All fees must be paid upon move-out.
Is
there assigned parking?
We
do not have assigned parking.
